Wynn's Assessment — Proposed Changes for RM Discussion

Discuss: DoubleTree Houston Med Center (284 rooms, Upscale)

Issue: 2.5x our size (284 vs 115 rooms), one tier above (Upscale vs Upper Midscale), full-service with F&B. Competes for group/event business we don't touch. Including it inflates compset averages and makes our indices look artificially low. T12M RevPAR $104 vs our $82 -- but that gap is driven by product type, not competitive position.

Discuss: Holiday Inn Houston South NRG (238 rooms, Upscale)

Issue: 2x our size (238 vs 115), one tier above. Same concern as DoubleTree. T12M RevPAR $91 vs our $82. Closer in rate but still a different product/segment. Get RM's read on whether these are true competitors for the same demand.

Fix: Hyatt Place Med Center should be KEEP, not WATCH

Issue: 127 rooms (10% larger than us), same submarket, T12M RevPAR $84 vs our $82 -- nearly identical. This is one of our closest comps. Status is WATCH only because tier data is missing in the system. Enrich tier to "Upper Midscale" and promote to KEEP.

Data Fix

Enrich: 5 members missing tier data

Hyatt Place, Residence Inn, Staybridge Suites, Hyatt House, and Residence Inn all have blank tier fields. This causes the auto-suggest to misclassify them as WATCH instead of KEEP. Action: run tax data refresh + manual tier assignment before the call.
